Backwards trend for new listings
It’s Weekly Market Watch Day. I’d say “Happy Market Watch Day“, but I don’t like the trend we’re seeing right now!
For the last 3 weeks new (and back-on-market) listings have lost ground to off-market listings(contingent, pending, cancelled, expired). Each week we get further and further behind. For this past week, new listings have fallen to 52% of those coming off-market. Ouch!!

Thursday Market Watch
At least our area is consistent! We are right on track for a Thursday; half as many new as pending listings. Though we are talking only about areas 600-610 and 730-770 in Snohomish and King counties, I highly suspect the trend is fairly consistent across the whole NWMLS.

Market Watch for Wednesday, May 2nd
It’s amazing how cyclical the numbers are. The only real difference between today and last Wednesday is the number of new listings. But the slight uptick in those has more to do with first-of-the-month relistings than actual new inventory on the market.

Market Watch Tuesday, May 1st
Talk about a Tuesday trend! The number of new and pending listings are both just one above last Tuesdays numbers with the Back-on-Market listings just slightly above where they were a week ago.
The high number of expired listings is just an end-of-the-month blip. I fully expect we will see an upswing in new listings for the next couple of days as many of these listings come back on the market.
